We recommend purchasing the Peace of Mind Protection especially during winter months. * Seasonal Pests: Occasional ladybugs during fall/winter despite regular pest control. Guests have full cabin access. The driveway can hold 2 cars. Please use the platform communication channels to reach out if you need anything during your stay. I will respond within an hour. - This is the mountains and cell service may be spotty. This does depend on your service provider. - You are surrounded by nature and you will likely see bugs, ants, etc. Please rest assured, we do pest control treatments regularly. However if food is left outside or garbage is not disposed off as instructed or doors are left opened this can attract uninvited guests. -Gatlinburg is home to our "Mountain Royalty", our black bear population! There is a chance you may see a bear wander by. Do NOT approach them or lure them to the cabin. - No refunds for weather/natural disasters/power outages/other things that are beyond our control. - Fall/Winter is ladybug season in the Smokies. We maintain the cabin with regular pest control and do enhanced cleaning. However, these bugs come back right away as they are attracted to heat and unfortunately there is nothing that can be done about them until the season passes.

- You must be at least 21 year old to stay at this cabin (children with parents are allowed but do count towards number of guests regardless of age) - No unregistered guests allowed. - 3 Person Maximum - Absolutely No Pets. If you bring a pet of any kind you will be asked to leave without a refund. - Absolutely No Smoking/illegal substances allowed on the premises. - The hot tub is for guests 21 or older. Do not use the hot tub if you have consumed alcohol or you are pregnant. Use the hot tub AT YOUR OWN RISK! - Absolutely no fires (including candles) inside or outside except when using the grill or firepit. Please do not move the firepit. Its current location meets the fire department safety requirements. - Please do not remove the batteries from the smoke alarm detector or the carbon monoxide device. Doing so will put you and other guests in danger. We have spare batteries. - Please take care of the furnishings. Furnishings are not to be rearranged or removed from the property for use outside or in other properties. - Please don’t eat or drink on the bed. - Do not use the white wash clothes to remove your makeup. Instead please use the disposable makeup wipes (we provide 2 per stay - you may need to buy more) and/or the black makeup rags. - Please do not flush sanitary products down the toilets. - Please do not turn on the AC while the fireplace is on - Please do your dishes. - Bring your own charcoal if you want to use the grill. Absolutely no wood in the grill. - Please clean the grill immediately after usage. Failure to do so will attract uninvited guests. Additional details are provided in the house manual. - Do Not leave trash or food outside as this attract bears and other creatures (mice, roaches, etc.). Take the trash to the bear cage at the end of the driveway. - Absolutely no bath bombs in hot tub or Jacuzzi tub. - Absolutely no glitter. - Guests must notify the owner of any maintenance problems immediately that would affect the safety and security of any person renting and staying in the house. - Neither the host nor owner assume any liability for loss, damage or theft of guests' personal property while staying at the cabin. The guests agree to be responsible for all damage, loss or theft of such personal property. - Guests will be responsible for any and all accidents, loss, damage, or injury caused by his or her, or anyone in their party’s negligence or willful conduct. The guest(s) liability insurance whether homeowners or other will be primary in the event of any loss or damage to the property or persons occurring at or about the premises during the term of this agreement. This includes the property and ground around the entire property as described in the listing. It is the duty of the guest(s), while occupying the premises, to guard against accidents and to caution all members of their party to do so. Reckless endangerment of or by any people in your party is not allowed. The owner/host will not be held liable for any such action. - Quiet time by 9 PM! Please be respectful of your new neighbors and refrain from any act which interferes with neighbors’ right to quiet enjoyment of their Property. - Please turn off AC, all lights and fans while out to conserve energy. - Leave the Property and its contents in the same orderly condition as you found it to be upon check-in, normal wear and tear excepted. - No refunds for weather/natural disasters/power outages/other things that are beyond our control.
