Upgraded with a water softener and a whole-home reverse osmosis water system, Mariana Court ensures top-tier water quality throughout. In the main living room, you'll find soaring double-height ceilings and a massive 72" flat-screen TV—perfect for cozy movie nights after sun-soaked days by the water. Step outside to the spacious lanai, where a waterfront heated pool awaits, complete with chaise lounges for sunbathing, a gas grill, and a dining table for six—ideal for al fresco dining with views of the canal. Both of the upstairs bedrooms open to a beautiful porch overlooking the canal. Perfect for coffee in the morning and beautiful sunsets in the evening. The oversized dock is a true highlight, doubling as a sundeck and prime spot for fishing or dolphin watching along the wide water canal. For beach lovers, Mariana Court has you covered with all the essentials: 6 beach chairs, 2 umbrellas, a beach cart, 4 boogie boards, and a variety of beach toys—all stored in the garage for your convenience. While jet skis and kayaks are unavailable for guest use, we're happy to recommend local rentals for your water sports adventures. PET-FRIENDLY STAY: We know pets are part of the family, and your furry friend is welcome here! This home allows one well-mannered dog (up to 45 lbs.) with prior approval. Please share your pup's age, size, and breed at the time of booking. A $25/night pet fee and $100 cleaning surcharge apply. PARKING: Vehicle parking will be in driveway only as garage space is limited during rental period.
