The master bedroom is on the upper level, with two full beds, smart TV, and private ensuite bathroom. Right across the hall are four more bedrooms, with a king, queen, queen, and full bed accordingly. On the main level, there are two bedrooms located right off the kitchen & the rest of the entertainment area. Between the two bedrooms share a full bathroom. On the lower level den, there is an additional bedroom. This room has a pool table, ping pong table conversion kit, and arcade games. Plus it is filled with two twin-over-twin bunk beds and two trundle beds (total of 6 beds), swivel chairs, and lots of games, including board games! ☆☆ BATHROOMS ☆☆ There are three bathrooms spread out across this home, all of which have been completely renovated. The master ensuite has two sinks, a toilet, and shower only with a seat inside. The hallway bathroom right off of the other four second floor bedrooms is equipped with a sink, a toilet, and a shower/tub combo. On the lower level den, there is a full bathroom right off of the main entertaining area with a sink, toilet, and shower/tub combo. On the main floor, there is a half bath connected to the kitchen room. ☆☆ KITCHEN & DINING ☆☆ The modern, open kitchen is located right off of the main living areas, and is loaded with all new stainless steel appliances & a coffee station (including a Keurig & coffee pods). LIABILITY WAIVER: Our property provides you with a unique opportunity to swim, enjoy the pool area, hot tub, pool, backyard, and fire pit. We want you to take advantage of these amenities and have a memorable visit. However, by agreeing to our Airbnb House Rules, you acknowledge that there are inherent risks involved with participating in these activities and that pool, hot tubs, stairs, bunk beds, indoor/outdoor stairs, and campfires may present dangers for adults and children. Children must be carefully supervised at all times when near the water. The gate to the hot tub and pool area must remain closed at all times. If you swim or use the fire pit (especially children) we strongly recommend the use of life jackets which can be provided by request for you and your guests. Because the water at the end of the pool and in the entire hot tub is only a few feet deep, no diving off of anywhere is allowed. By agreeing to the House Rules, you acknowledge the potential risks discussed above, agree to accept full responsibility for any bodily injury that may occur to you and others in your party, and waive any claim whatsoever against the owners for accidents or claims arising from these activities. 🛎️ Most Important Rules 🛎️ - Must be 25 years old to make a reservation. To check or change the mode, press (Up/Down) then (Star) on the control panel. Each time you do this, it will switch to the next mode. Remember, the last mode displayed is the one the hot tub is set to, so be sure it says "St." 🏊‍♂️ Pool & Hot Tub Rules 🛁 By using the pool and/or hot tub, guests agree to adhere to these rules and assume all risks associated with their use. General Rules (Applicable to Both Pool & Hot Tub) - Use at Your Own Risk: There is no lifeguard or attendant on duty. Guests use the pool and hot tub at their own risk. The host is not responsible for accidents, injuries, or health issues. - Children Must Be Supervised: An adult (18+) must supervise children at all times while they are in or near the pool or hot tub. - No Glass Containers: Glass containers are strictly prohibited in the pool and hot tub area to prevent breakage and injury. Please use plastic or non-breakable alternatives. - No Alcohol or Drugs: Use of the pool or hot tub while under the influence of alcohol or drugs is prohibited. - No Unregistered Guests: Only registered guests are permitted to use the pool and hot tub. No parties or gatherings are allowed without prior host approval. - Proper Attire Required: Swimwear must be worn at all times. No street clothes or diapers are allowed in the pool or hot tub. - No Smoking: Smoking is not permitted in or around the pool or hot tub area. - Respect Quiet Hours: Please observe quiet hours from 9pm to 8am to ensure a peaceful environment for all guests and neighbors. Pool-Specific Rules - No Diving: Diving is strictly prohibited due to varying pool depths. - No Running or Rough Play: Running, horseplay, or any other unsafe behavior is not allowed in or around the pool area. - Shower Before Entering: Guests must rinse off in the shower before entering the pool to remove oils, lotions, and dirt. - No Pets in the Pool: Pets are not allowed in the pool for health and safety reasons. - Pool Cover & Safety: Do not tamper with or remove the pool cover unless instructed. Always close and lock the pool gate when not in use. - Pool Hours: The pool is open from 9pm to 8am. Swimming outside of these hours is not permitted. Hot Tub-Specific Rules - Health Considerations: Pregnant women, guests with heart conditions, or those with other health concerns should consult a doctor before using the hot tub. - Time Limit: Limit your time in the hot tub to 15 minutes to avoid overheating and dehydration. - Temperature: Do not adjust the temperature settings. The maximum allowable temperature is 104°F (40°C). - No Children Under 12: Children under 12 are not allowed in the hot tub. Older children must be supervised by an adult. - No Submersion: Do not fully submerge your head in the hot tub. Avoid water play that may result in water ingestion. - Cover After Use: Always replace the hot tub cover when not in use to maintain temperature and cleanliness. Important Notice: The host is not liable for any injuries, damages, or losses incurred during the use of the pool or hot tub. Guests are fully responsible for their actions and the actions of their children and visitors. By entering the pool or hot tub area, guests agree to follow these rules and release the host from any and all liability.
