All of the bedrooms are equipped with 55in Smart TV's so you can wind down with a movie or your favorite show. Outdoor Living Spaces Get ready for luxury in your own backyard. Relax under the covered patio with a grill sizzling, dinner on the outdoor dining table, and cozy lounge chairs perfect for an evening spent star-gazing. And that's before you dive into the heated pool featuring its very own thrilling slide! An in-ground hot tub awaits to melt away any cares or worries of every day life - all just steps from your back door! **ABOUT OUR HEATED POOL** Our pool and spa can be heated year round, however depending on the outside temperatures during your stay, it could be more difficult to heat during January and February's coldest temperatures. Thank you for understanding. While the pool won’t reach hot-tub temperatures, the pool is consistently maintained at 86º degrees November to April/May. Our pool team comes to take care of the home on Thursday or Friday. On the coldest days of the year, our pool may not reach the set temperature due to the extreme cold. Most heat pumps do not function as well when outside temperature is less than 55 degrees. We’re happy to provide this added comfort at no extra charge, so you can focus on enjoying your stay. We use Minut noise monitoring devices in our homes. These are decibel monitoring systems that we use to keep in accordance with local noise regulations.

While 99.9% of guests are fantastic and courteous, we do have to cover ourselves with the following rules: *If you have any issues with your stay, please let us know immediately so we can remedy the situation and continue to provide a five-star experience for you. No refunds will be given after the fact if we are not given the opportunity to make it right. If your request is made in the evening, we will respond first thing in the morning. *We highly recommend purchasing trip insurance, which is inexpensive. *Please respect our neighbors by keeping excessive noise to a minimum after 10pm *No food or drinks in the bedrooms *No parties and no glitter or confetti *Please do not hang anything from the string lights *No smoking inside or near doors to prevent smoke smell inside. Smoking inside will result in a $500 fee to cover the cost of smoke remediation. *Locals must contact host prior to booking *If the house is left in a condition that requires additional cleaning (dirty pots/pans/dishes in the sink, stained floor/rugs/carpet, dirtied walls requiring treatment, etc) a $250 extra cleaning fee will be assessed to the guest *Tampering with internet, security cameras, Ring doorbell, or noise detection device is grounds for immediate cancellation without refund. *Guests agree to use caution when utilizing the bunk beds. *Use caution when using the bunk beds. No jumping or roughhousing on or around them. Top bunks are not recommended for children under 6 years old. *Please supervise children at all times near the pool and spa. No diving, running, or horseplay in or around the water. Use of the pool and spa is at your own risk. **PETS: This property is limited to a maximum of 2 medium-sized dogs (50lbs and under) No cats or birds are permitted in/on the property. Dogs cannot be left unattended outside the home, including in the front/backyard. Please submit proof of topical flea/tick treatment for all dogs dated within 7 days of your arrival/check-in. Please pick up after your dogs including inside/outside of the home. Dogs must be added to the guest count on the reservation. * Unauthorized Pets brought onto the property will incur a $200 fee and your reservation will be cancelled without refund. *By booking you are agreeing to our house rules and know that you have the opportunity to purchase trip insurance for your stay.
