THE SPACE The Miami Pool Cottage isn’t another glass-and-chrome condo. It’s a vintage guest house with a heartbeat — thoughtfully restored, airy, and surrounded by fruit trees. Inside, sunlight filters through the windows in the morning, and the evenings invite long, slow conversations by the fire pit. Each bedroom has a plush king bed, soft linens, and ample storage for unpacking. The living room’s convertible king sofa adds flexibility for families or small groups. The kitchen is stocked for cooking or coffee rituals, while the original clawfoot tub in the bathroom gives the space its signature character. Final Steps to confirm your Reservation To confirm your booking, please complete our guest verification process online within 24 hours of making your reservation. You'll receive a text or email from our partner, Truvi, with a link to complete these steps. These measures are designed to ensure your safety and enhance your stay. It also helps us avoid credit card fraud and combat human trafficking. For full cancellation details, please see our Short-Term Rental Agreement. Celebrations & Guests We love hosting celebrations, family gatherings, birthdays, or bridal parties at Miami Vacation Stays, provided all attendees are listed on your reservation. However, parties involving outside guests not listed on your reservation, service providers, DJs, or bands are prohibited. We use noise detectors to ensure a peaceful stay for all guests; unregistered individuals may result in cancellation and a $500 charge. No Smoking Kindly refrain from smoking anywhere on the property—we have detectors in place. Pets We welcome one (1) well-behaved dog with pre-approval, a $35/night/dog fee, and a $500 refundable pet deposit. Please ensure dogs are not left unattended and are leashed or under control. We're sorry, but no other pets are allowed. There's no pet fee for service dogs—please let us know if you're bringing one. To keep the tub in great condition, we have it refinished from time to time, but the rubber on the mats damages the finish, and fixing them is expensive. This agreement outlines a few simple rules to ensure a smooth experience for everyone. We’re here to help—our contact information is included in your reservation details. This Short-Term Rental Agreement (“Agreement”) is made on the day the reservation was made on the online rental platform between the following: THE PARTIES. GUEST: Your name as it appears on the online rental platform reservation (“Guest”), and HOST: Miami Vacation Stays (“Host”). THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host: Mailing Address: Address as it appears on the online rental platform reservation. Hereinafter, the “Premises.”  By making a reservation on the rental platform you agree to the following: LEASE TERM. The Guest shall be allowed to occupy the Premises starting on the arrival date specified on the online rental platform, from the check-in time specified, and ending on the departure date specified on the online rental platform, at the checkout time specified, as it appears on the reservation made on the online rental platform. (“Lease Term”). QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. During these hours, no music is permitted, and all audio is kept to a minimum to respect surrounding residents. PARTIES. Parties are not permitted, and we have technologies, people, and systems in place to nip these in the bud, with noise detectors and neighbors who call us when they observe a party starting. Additionally, we live nearby, so we'd notice. We do not allow DJs or Bands on the property. 3RD PARTY SERVICES. All 3rd-party services, including Airbnb Services (e.g., in-home chefs or massages booked through Airbnb), are strictly prohibited at any time and in any location on our Premises. We offer services. We've curated and vetted providers, and you are welcome to book these through our guest portal. OCCUPANTS. The total number of individuals on the Premises during the Lease Term shall be the number of guests, as it appears on the online rental platform reservation. If more guests than the authorized number listed above are found on the Premises, this Agreement will be terminated by the Host. BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process. If you have not prepaid for your reservation on the booking platform, a 100% payment is due within 24 hours. POOL SAFETY. Running, diving, and using glassware are prohibited. Children of any age are not allowed in the pool area without adult supervision. All doors must be kept closed and locked. Any safety concerns, including equipment or locks not working correctly, must be reported immediately to the Host. Do not disconnect or tamper with the pool alarm. POOL RULES. You can swim at your own risk—no diving, horseplay, or running around the pool. We don't want you to get hurt, so glass containers are not allowed within 50 feet of the pool deck. Please use the provided plastic glasses. Please shower before entering the pool. DO NOT DISCONNECT, PLAY WITH, OR STEP ON THE POOL CLEANER. It needs to run to keep the pool crystal clear. SAFE USE. Guests must comply with all laws and rules. Fireworks, gas grills, and candles are prohibited. Guests must report chirping alarms to the Host immediately. Furniture may not be moved. Alarms and smoke detectors must not be tampered with. Do not turn on the gas unless you immediately light the grill. Shut the gas off as soon as you're finished using the grill. UTILITIES. The Host shall be responsible for all utilities and services to the Premises. ID VERIFICATION: The Guest agrees to complete guest verification through the third-party provider, Truvi, within 24 hours of making the reservation. This is done to help us combat human trafficking, ensure we stay up to date on short-term rental regulations, and provide additional protection for our guests and properties. Truvi will contact you via email and/or text to complete the verification. CLEANING: We have a local company service our home before your visit. If anything is not up to standard, please let us know by phone or via the booking platform app within 4 hours of arrival. This way, we can address the issue and bring it in line with our standards. Like most people, our crews thrive on positive feedback. Please send us any compliments and/or add them to your review! According to the Department of Business and Professional Regulation's Division of Hotels and Restaurants, we are providing this notice of an exception to sanitation requirements for our guests: Dishware, glassware, kitchenware, and/or utensils have been provided in this room for guests' convenience. These items have been cleaned within this room or unit using ordinary household dishwashing facilities and agents. They have not been sanitized according to Federal and State standards for public food service establishments. PEST CONTROL: Our home receives regular pest control to keep the yard and home as pest-free as possible...BUT ALAS, this is Florida. Bugs and critters thrive here. Please understand the possibility of seeing them in or around the home, as they like to sneak in and get into all sorts of things. Refunds are not issued for occasional bug sightings, and reports should be made immediately so we can determine whether an emergency call to the pest company is needed. You can also help us by leaving doors closed whenever possible to prevent them from sneaking in. PET POLICY: Please contact us before bringing your pet. We need to approve your dog before we can confirm your booking. Our insurance company prohibits certain dog breeds from being on the premises, and no pets other than dogs are permitted. Arriving without pre-approval for your dog or not following our pet rules will result in immediate cancellation of your booking. We will remove everyone from the property, and you will lose the balance of your booking fee and our Pet Deposit. PET FEE Our pet fee is $35 per dog, per night, for a maximum of one well-behaved, healthy dog. PET DEPOSIT We will place a $500 refundable pet damage deposit hold on your credit card. This is in addition to the pet fee. You will see that charge on your card as Miami Vacation Stays. PET RULES • Your Dog may not be left unattended. (Crating and leaving the animal in your absence is prohibited; the animal must accompany you AT ALL TIMES). • Your dog must be on a leash or under the control of verbal or sight commands they follow at all times. • We will ask you to remove your dog if it is out of control, the owner does not effectively control it, or it is not housebroken. • Please walk your dog for bathroom needs. Indoor piddle pads are not allowed. • Please clean up the defecation immediately. Bring your baggies and dispose of them in the trash can on the side of the house. • Dogs may not be on furniture (sofa, chairs, beds) or counters. • Do not use any bowls or other utensils from the kitchen for your pet. SERVICE ANIMALS. We are happy to host you and your Service Animal. Please answer the following questions: 1) Is the assistance animal required because of a disability? 2) What work or task has the animal been trained to perform? A service animal staying on our property can NOT be left alone in the home at any time during your stay. This means not even left alone in a crate. You must take the animal with you anytime you leave the house. The guest remains liable for any damage caused by a Service Animal. If we discover that you are misrepresenting a pet as a service animal, you and your Service Animal will be asked to leave. In Florida, falsely claiming a pet as a service animal is a second-degree misdemeanor under § 413.08(9), Fla. Stat. (2023), and a conviction can result in up to 60 days in jail and a $500 fine. In such cases, we will report fraudulent Service Animal claims to government authorities and remove the guest(s) without further notice. If this occurs, you will not be entitled to a refund. • Your Service Dog may not be left unattended. (Crating and leaving the animal in your absence is not permitted; the animal must accompany you AT ALL TIMES). • Your Service Animal must be on a leash or under the control of verbal or sight commands that they follow at all times. • We will ask you to remove your Service Animal if it is out of control and the handler does not effectively control it, or if it is not housebroken. • Please walk your Service Animal for bathroom needs. If required, please report so that we can arrange additional cleaning. SMOKING POLICY. Smoking in the Premises is prohibited. We have technology in place to detect the use of any substances. You may smoke outside. Please ask us for ashtrays. SMOKE DETECTORS. (Battery operated only.) Test by pressing the test button. If the alarm does not sound or chirps at any time during your stay, indicating a weak battery, report it immediately. SUBLETTING. The guest does not have the right to sublet the Premises. INSPECTION. The Host has the right to inspect the Premises with prior notice under State law. Should the Guest violate any term of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises upon the expiration of this agreement. MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only carefully and lawfully. The Guest shall leave the Premises in a ready-to-rent condition at the expiration of this Agreement, as defined by the Host as immediately habitable for the next Guest. The Guest shall pay for repairs if the Premises are left in a worse condition. The Guest agrees that the Host shall deduct the costs of said services from any Security Deposit before a refund if the Guest causes damage to the Premises or its furnishings. TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the instruction and direction of the Host. QUIET ENJOYMENT. The Guests and neighbors shall enjoy each other’s company quietly and respectfully to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be a good neighbor to any immediate area residents. Creating a disturbance in the area by large gatherings or parties shall be grounds for immediate termination of this Agreement. CANCELLATIONS AND BOOKING TERMINATION. You may cancel your reservation up to 30 days before check-in. If we collect payments (for reservations made on booking platforms like VRBO, Booking, our website, and others), we will refund your payment minus the credit card processing fee within seven days. All guest cancellations will be charged a 6% service fee to cover credit card processing fees. TRAVEL INSURANCE We strongly encourage guests to purchase travel insurance to help offset costs that arise when they need to cancel their trip due to unforeseen circumstances such as illness, accidents, family emergencies, or third-party cancellations (such as canceled flights, cruises, …), weather-related events … we will not refund a booking fee, based on any of these issues. Some booking platforms, such as Airbnb, allow you to purchase travel insurance at the time of booking. You can purchase trip insurance through our guest portal after your reservation is confirmed. • You understand that we reserve the right to refuse check-in and/or terminate your stay without a refund if: • You did not complete the verification process with Truvi within 24 hours of making your reservation, • The primary guest is not present at arrival. • You do not provide the full names of all guests on your booking details - Airbnb has a help article to help if you run into any issues with this ( https://www.airbnb.com/help/article/2672), • You exceed the number of guests listed on your itinerary. • You exceed the maximum occupancy of the property, • You bring a pet without pre-approval. CANCELLATIONS OF ADD-ONS TO ENHANCE YOUR STAY. We understand that sometimes you may need to cancel add-ons you purchased to enhance your stay. Here's how we refund those charges: • Cancellations within 24 hours will be refunded 94% of what you've paid for the add-ons. The 6% fee covers the fees our vendors charge us to process the credit card transaction. • We will refund 50% of what you paid for the add-ons within 14 days of the booking. • We will not refund any money you've paid for the add-ons within seven days before the booking. Depending on your bank, you will see the refund as a credit approximately 5-10 business days after requesting it. HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host from any claims for personal injury, property damage, or loss arising from use of the Premises, regardless of the nature of the accident, injury, or loss. The Guest expressly recognizes that any insurance for property damage or loss maintained by the Host on the property does not cover the Guest's personal property, and that the Guest should purchase insurance for their guests if such coverage is desired. ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorneys' fees, and expenses incurred by the Host in enforcing this agreement. USE OF PREMISES. The Guest shall use the Premises solely for residential purposes. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity. ILLEGAL ACTIVITY. The Guest shall use the Premises solely for lawful purposes. Any other such use, including, but not limited to, illicit drug use, verbal or physical abuse of any person, or illegal sexual behavior, shall cause immediate termination of this Agreement with no refund of prepaid Rent. POSSESSIONS. The Host is not responsible for any personal items or possessions left on the Premises. The Host shall make every reasonable effort to return the item to the Guest. The Guest will pay for the return of any items. If claims are not made within the State’s required period or within two (2) weeks, whichever is shorter, the Host may retain such items for sale or personal use. GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of the Premise’s location. • Emergencies For immediate assistance, please call 911. For non-emergencies, kindly reach the Miami-Dade Police at 311.
