NO Smoking in or around home (including patios). Smoking will result in possible cancellation of reservation and an additional cleaning FEE of $250 for the cost of smoke remediation. Please remember this is a home, not a hotel. We kindly ask that you take care of the home with the same grace you would your own home. HOUSE RULES Check-In is anytime after 4PM. Check Out is 11AM. If you open it- close it; if you borrow it- return it; if you turn it on- turn it off; if you break it- fix it; if you use it- take care of it; if you make a mess- clean it up; if you move it- put it back. If you have any issues or needs during your stay, we — your hosts, are your First and Primary point of contact — Please message us directly through the Messaging platform. No parties, events, birthdays, bachelor or bachelorette stays - this includes "social gatherings" of any definition or reason. Do not have more than the number of guests stated on your reservation. Each extra guest up to the maximum occupancy will result in a charge of $23 per day per guest over 2 years of age. Having a total number of people over the maximum occupancy is grounds for immediate termination of the reservation without refund. No unapproved visitors. Do not burn candles, incense or any other open flames. No Smoking anywhere on the premises — No Smoking in the backyard — No Smoking in front of the property — No Smoking on the Front Walkway — No Smoking in Front of the Suites — No Smoking Inside. Smoking anywhere on the property will result in a $250 remediation fee per occurrence. Quiet Hours begin at 10PM — No disturbance, No Noise after 10PM. No Loud music. We are not responsible or liable for any accidents, injuries or illnesses that occur while on the premises or in or around the premises. We are not responsible for the loss of personal belongings or valuables during your stay. We are not responsible for any items left behind. There will be a minimum handling fee of $100, plus the cost of shipping and packaging for any items you request being returned. Requests must be made within 48-hours of departure; after which period, items may be donated at the sole discretion of the host. Mail service not supported — All packages will be rejected. We suggest guests who require mail delivery, set up a temporary mailbox at the UPS Store or US Postal Service. For the safety, security, and quiet enjoyment of our guests and neighbors, the exterior of this home is monitored 24/7 by video and audio. Decibel level monitoring is enabled at the premises. Guests are not to remove, tamper with or modify any electronic devices at the premises. ** GUEST MUST PARK ON THE PROPERTY (in the designated parking spot) AND NOT ON THE STREET. Guest will be charged $250 violation fee for each instance this rule is violated. ** Guest(s) staying on the premises do not have tenant rights. The guest(s) shall not have the right to occupy or take possession of the property beyond the agreed-upon rental period, and they may be asked to vacate the premises at any time, without the need for formal eviction proceedings. FEES Lost TV, Fan, AC, Garage Remote Control, Key Fob, or Apple TV remote control will result in a $150 Charge per lost remote. Smoking of any kind will result in a $250 remediation fee per occurrence. Unapproved Late Check-Out fees: Every 30 minutes after 11AM is an additional $75 charge. Unauthorized removal or modification of any electronic device, will result in $125 charge per occurrence. Each extra guest (above the stated number of guests on the reservation) up to the maximum occupancy, will result in a charge of $23 per day per guest over 2 years of age. Don’t enter a hot tub when you have diarrhea. Don’t swallow hot tub water or even get it into your mouth. Shower or bathe with soap before entering the hot tub. Observe limits, if posted, on the maximum allowable number of bathers (2). Don’t let children less than 5 years of age use hot tubs. Don’t drink alcohol before entering the hot tub or during hot tub use. If pregnant, consult a physician before hot tub use, particularly in the first trimester. PET RULES (where applicable) Pets must be registered with the host prior to arrival. Guests are responsible for cleaning up after their pets, both inside and outside the rental property. Guests are responsible for any damage caused by their pets. Guests must disclose any aggressive behavior of their pets to the host. Pets are not allowed on furniture or beds. Guests should provide a contact number of a pet sitter or kennel, in case of emergency. If a guest's pet causes a disturbance to other guests, the host reserves the right to ask the guest to vacate the property without refund. Guests must provide proof of service animal certification where applicable. Guests are responsible for providing their own pet bedding and supplies. Pets Not Allowed on Patio Grass Area: To maintain the cleanliness of our outdoor spaces, we kindly request that pets are not taken onto the patio grass area. This rule helps us keep the common areas enjoyable for everyone. There is a cleaning fee to service this area for pet use. Leash Policy: When walking your pets within the community premises, please ensure they are always on a leash and under your control. This helps prevent any accidents and ensures the safety of both pets and fellow residents. Waste Cleanup: It's imperative to promptly clean up after your pets, both inside your residence and in the outdoor areas. Please dispose of waste properly in designated bins to keep our community clean and hygienic for everyone. Noise Consideration: While pets can bring joy to our lives, excessive noise from barking can be disruptive to neighbors. Please be mindful of noise levels, especially during early mornings and late evenings.
