This cozy retreat has a king bed in the loft & a twin day/trundle bed downstairs. Unwind in the warm atmosphere or relax on the porch rocker, breathing in fresh mountain air. Many guests utilize our property for group gatherings like small weddings, reunions, etc. The cabin features a comfy king-size bed in the loft area that overlooks the kitchen and dining area and provides a comfortable and private sleeping space. The living room area is beautifully decorated and furnished with a comfortable sectional sofa, smart TV, and a cozy fireplace, creating a warm and inviting atmosphere to relax and unwind. The kitchen is equipped with a stove/oven, refrigerator, and microwave, as well as the dishes and utensils needed to prepare and enjoy delicious meals during your stay. Just over 4 acres of beautifully manicured yard and forest. Gazebos, grills, firepits, swings and benches around the pond are all there for our guests to use! Parking is directly in front of the cabin. Guests are free to enjoy the common areas around the Inn. Located in the Trackrock section of town close to Alexanders Store and Sundance Gallery. Our cabins are conveniently located in the Trackrock area, just 2 hours north from Atlanta, 22 miles to Helen Georgia, 14 miles to Hiawassee, and and 35 miles to Blue Ridge. Whether you are looking for a romantic stay, a peaceful respite after a long week, or a place to base out of to visit Helen Georgia, hike the Appalachian Trail, go white water rafting, attend a wedding.....Misty Mountain is the place to stay! "We have tried to furnish the cabin with all the essentials for a wonderful weekend sojourn in the mountains. We are a short phone call away and live on the property. We are happy to provide whatever we can to make your stay enjoyable and special! We know your time is precious! We appreciate you spending it at Misty Mountain Inn & Cottages! Dishes & Utensils Plates, bowls, glasses, wine glasses, cups, silverware and serving utensils for four are included. Pots and pans, bowls, can opener, corkscrew and most other common kitchenware are provided. Refrigerator - apartment sized with freezer. Television The cabin has a decently sized flat-screen TV and DishTV satellite down stairs and a Roku TV in the loft room. Towels Provided We provide 1 bath mat and 2 towels, 1 wash cloth, 1 hand-towel per guest. Dog towels available on request.

I. ARRIVAL TIMES - Check-in after 3:00 PM and Check out before 10:00 AM. Early check-in or late check-out may be available. Please inquire before arrival or departure. II. CHILDREN - Children are welcome with an accompanying adult. All cabins have some type of stairs, whether inside for a loft or second story or on the front porch, which could be dangerous for smaller children/babies. Also, cabins are not “child-proofed”. If bringing children, you should check each space for potential hazards and mitigate the potential danger. III. PETS - We understand the deep bond our guests share with their furry companions. We have several of our own and aim to create a welcoming environment for all. The following guidelines are designed to ensure the well-being of all animals, while prioritizing the comfort and safety of our guests and staff. With your cooperation, we hope you and your furry friend have a comfortable and enjoyable stay! ***Please note: If something in this policy does not fit your animal please reach out and we'd be happy to discuss. We love animals, and these common sense guidelines will protect our employees, guests, visitors and the property we work hard to keep well maintained & pet friendly. Please make payment prior to your arrival so that we can properly prepare for your visit. Payment after your arrival will increase to $75. You can make payment HERE. We do not have designated pet walk areas, so please be courteous and clean up after your pet. Use “doggie doo” bags & dispose of pet waste in cans located around the property. Though very rare, if necessary we may charge an additional fee for the cost of excessive cleaning (carpet cleaning, excessive furring, etc). Note: Misty Mountain reserves the right to refuse to accommodate and to evict any animal that it determines, in its sole opinion, may create a hazard or disturbs the quiet enjoyment of its guests, employees, or property. I affirm by accepting this pet agreement: 1) My animal(s) do not have a history of biting or aggressive behavior. 2) I understand that excessive barking or other disruptive behavior by my animal(s) that unreasonably disturbs the peace and quiet of other guests may result in a request to remove them from the premises. 3) I will not leave my animal unattended or uncrated and will not confine my animal to the bathroom or bedroom. 4) I will keep my animal(s) leashed or otherwise contained when outdoors. This is especially important if your animals are not used to wildlife (bears, bobcats, etc) & farm animals such as ducks, chickens and goats. 5) Animals not house trained or with incontinence issues are NOT allowed. Pet waiver must be completed prior to arrival - we will email this to you. IV. OCCUPANCY - Guest(s) understands that Misty Mountain will only accept reservations from responsible adults at least 21 years of age. ABSOLUTELY NO EXCEPTIONS. Guests who initiate rental will remain responsible for all guests(s) or Licensee of Guest(s) during occupancy of the subject property. Additional night visitors must be approved by the owner, and the maximum number of guests/visitors combined is based on advertised occupancy (this includes infants and children). Additional overnight guests are $25 each per day. Please provide the name(s) of the guests that plan on staying in the cottage. This information can be sent via email. IV. OCCUPANCY - Guest(s) understands that Misty Mountain will only accept reservations from responsible adults at least 21 years of age. ABSOLUTELY NO EXCEPTIONS. ADDITIONAL GUESTS - all cottage capacities are per the listing description. Exceeding this capacity is not permitted without MMIC permission in advance. VI. CANCELLATION POLICY - All policies are denoted by the platform being used (VRBO/Airbnb, etc.). VII. QUIET TIME - We want to do our absolute best to provide each guest with the opportunity to Rest & Renew. To do this we ask that all guests do their best to minimize noise at all hours of the day. But, we do ask that all guests honor a 10 pm quiet period which lasts until 8 am. VIII. TELEPHONE – Most cabins are not equipped with a telephone. Cellular reception cannot be a guarantee at your cabin. Service providers Verizon Wireless and Sprint dominate our area. IX. FIREPLACES - All cabins have wood-burning fireplaces. WOOD BURNING fireplaces are seasonally available from October 1 through April 1st. Seasoned firewood bundles are at times available for sale at Misty Mountain or you can purchase at a local store. Do not forage for wood in the surrounding woods. Further guidelines for fireplace and firepit use are provided in the cabin. X. NO SMOKING - All cabins are NON-SMOKING and this policy is strictly enforced. Smoking is allowed outside on the porches and decks. Please do not dispose of cigarette butts in the yard or surrounding grounds. XI. ALCOHOLIC BEVERAGE - By Georgia Law, no drinking of alcoholic beverages by persons under the legal age of 21 is allowed. NO HOUSE PARTIES ALLOWED. Violation will be cause for immediate eviction with the loss of all booking monies paid. XII. DEER – COYOTE – BEAR – INSECTS - Deer, Coyote, Bear, Turkey, Possum, Raccoons, Ladybugs, Carpenter Bees, Wasps, Mice, Squirrels, Scorpions, Ticks, Ants, Chiggers, etc. may be encountered. There is no refund for the presence of typical North Georgia mountain creatures. XIII. SEPTIC - Do not flush anything other than the toilet paper provided. No feminine hygiene products or foreign objects shall ever be flushed. If it is found that misuse resulted in a clog or other damage, guests may be charged for damages. XIV. HOUSEKEEPING - There is no daily housekeeping. While towels and linen are included, daily maid service is not included in the rental rate. Missing or damaged linen, pillows, blankets, etc will be charged to guests at replacement value. Towels and linen are for use in the cottage only. XV. MAINTENANCE POLICY - If you have an issue after hours please call the number provided to you at check-in. Please use this number for major emergencies only. (Heat is not working, no water, or a safety issue, etc.) All other maintenance issues should be called in during normal business hours. These would include problems with the television, gas fireplace, etc. If you have a medical emergency you should call 911. XVI. REPAIRS – SERVICE CALLS - Misty Mountain Inn & Cottages cannot guarantee against mechanical failure of heating, air conditioning, water, TVs, Satellite Receivers, DVD players, internet, or other services. Please report any equipment that is not operating properly. MMIC will make every effort to resolve the problem as quickly as possible. XVII. OWNER ACCESS - Guests shall allow owner or designated agents access to the property for purposes of repair, emergency power/water outage and inspection. We shall do this reasonably and provide as much notice as possible. XVIII. GATHERINGS OR MEETINGS - Guests shall not hold meetings, ceremonies or other gatherings without expressed permission and coordination with MMIC. XIX. HOLDOVER TENANCY - Unless this Agreement has been extended by mutual written agreement of the Parties, there will be no holding over past the Term under the terms of this Agreement under any circumstances. If it becomes necessary to commence legal action to remove Guest from the Premises, the prevailing Party will be entitled to attorney's fees and costs in addition to damages. XX. SURRENDER - Guest will deliver and surrender to Landlord possession of the Premises immediately upon the expiration of the Term or the termination of this Agreement, clean and in as good condition and repair as the Premises was at the commencement of the Term, reasonable wear and tear excepted.
