Each reservation is issued a unique door code for your stay. ✧ NO SHARED SPACES ✧ The home is exclusively yours for the duration of your stay! ✧ ACCIDENTAL DAMAGE INSURANCE ✧ Things happen…so every reservation is covered by our accidental damage insurance policy at no additional charge! ✧ EARLY CHECK IN/LATE CHECKOUT ✧ Our standard check in is at 4:00 pm and checkout is at 11:00. However, we know with large parties guests often have widely varying arrival and departure times. We make every effort to accommodate these requests for a small fee. ✧ NO LOCAL RESERVATIONS ✧ Local reservations are only accepted with prior notice and approval. ✧ NO SMOKING ✧ This is a non-smoking house, so we kindly ask all our guests to refrain from smoking in, or near the home, where it could impact future guests. ✧ GUEST VERIFICATION ✧ Local regulations require us to verify your identity prior to check in (just like hotels). We do this through your booking platform or with a simple check in form where you input a government issued ID. ✧ DEPOSIT ✧ We require a credit card on file (from your booking platform) for a $1,000 damage/vandalism deposit. This is reflected either 1. transparently to you via your booking platform or 2. as an authorization hold on your card which is released after checkout (just like hotels do). This is secondary to our accidental damage insurance, but required because the homes in our portfolio are of exceptional value and are often appointed with top tier furnishings and custom art. ✧ SANITIZATION AND CLEANING ✧ We ALWAYS treat our homes like high-end hotels with dedicated cleaning staff and quality assurance checks because cleanliness is so important to a great stay! With the addition of COVID-19, the heath, safety, and wellbeing of our guests are even more in the spotlight. For these reasons, we use strict disinfection protocol after every stay.

By renting this home, you (Guest) and all occupants (Guests) agree to abide by the following rules: (A) Smoking is not permitted on the Property, including interior spaces, balconies or near doors. Violation of these policies by anyone in your party will result in total forfeiture of your security deposit, in addition to any costs for cleaning, repairing, or restoring the property. Furthermore, violators will be asked to immediately vacate the premises and will be ineligible for a refund of any portion of reservation payments. (B) Pets are not permitted on the Property, (C) Quiet hours are from 10:00 PM to 8:00 AM, (D) Garbage must be consolidated into trash bags and placed in the proper receptacles, (E) Objects other than toilet paper shall not be flushed down the toilets. This includes, but is not limited to, hygiene products, paper towels, or tissue paper, (F) Events, parties, or gatherings shall not exceed the maximum occupancy of 12 persons, (G) Commercial photography or filming is not permitted on the property, (H) Guest is liable for any damage to the property and agrees to accept charges deducted from damage deposit (if collected) or paid by accidental damage insurance (if purchased) or run from credit card held on file (if card number is held), (I) Minimum age to rent the property is 25. A parent or legal guardian over the age of 25 must accompany all guests under the minimum age requirement for the duration of the rental, (J) Guest shall make all efforts to prevent theft of or damage to furnishings or Guest’s or others’ personal property, and Guest shall close and lock doors and windows when Guest is not present at the Property and upon check-out, (K) Guest and other Occupants agree to conduct themselves throughout their stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to the Property Owner or Manager from police, neighbors, or neighborhood or homeowner associations or others. (L) No Permanent Residence. Guest agrees that Guest’s use of the Property is on a temporary and transient basis only; that Guest may not use the Property as a permanent residence; and that Guest’s permanent residence is and will remain elsewhere than at the Property. (M) Use of the Property for any criminal, illegal, or tortious activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the Property. This prohibition extends to use of the Property's internet service for criminal or illegal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. Owner or Manager may cooperate with any investigation of alleged criminal or illegal activity that occurred at the Property during Guest’s stay. Owner or Manager may give Guest’s identity and information to appropriate authorities if illegal activity is suspected. (N) Cleaning services resulting from the acts or omissions of any member of the Rental Party during the Guest’s stay may result in an increased cleaning fee (up to the actual cost of cleaning services). (O) Late Check-out. If any member of the Rental Party does not vacate the Property by check-out time (or late check-out as agreed to by Manager), Guest authorizes Manager to charge a late departure fee of up to one night's rental and Manager may remove all Occupants and their personal property from the Property. (P) Maintenance or Housekeeping Issues; Property Conditions. The Property is provided as is and the Manager is not responsible for the interoperability or unavailability of any amenities. You agree to notify the Manager or any maintenance or housekeeping problem, or any potentially hazardous condition, at the Property, or if any incident occurs at the Property, or if any incident occurs at the Property that is related to such a problem or condition. Guest also agrees to give Manager a reasonable amount of time to respond to a report and to cooperate with Manager's efforts to address the concern or provide a remedy.
