This 2BR/2BA condo w/ nook area that has built in bunk beds, is located in the heart of Panama City Beach. (This condo sleeps 6 people). This is a very popular and active area in the center of the city. The Master bedroom features a king bed with an ensuite bathroom featuring a garden bathtub, walk-in shower, and dual vanities. The guest bedroom features a queen bed, and the guest bathroom features a tub/shower combo. The nook area with twin bunk beds is a non-conventional bedroom (there is no door for this area). We also provide a Pack N' Play to accommodate families with little ones!! (Pack N'Play is stored in the guest bedroom closet). Your family will be close to everything when you stay at this centrally located condo!!! This spacious, beach condo is on the 16th floor. Private beach access only a short walk. Watch the nightly water show from the private balcony. Amenities include: 5 pools, hot tubs, fitness center, putting green, restaurants both onsite and within walking distance. Pier Park and many other activities/attractions are only a short drive away. ***Important things of note. Please read through the entire listing, rules and regulations. This will help answer many questions you may have and help to eliminate any confusion.*** It is important to us that our guests know exactly what to expect, which is why we provide as much information and details as possible. *** We charge a cleaning fee of $175. ***Laketown Wharf requires that all guests be registered with the resort. This requires the purchase of a reservation packet through Laketown Wharf. This is an additional fee of around $100 plus taxes to be directly paid to Laketown Wharf, this is not included in your reservation fee. Unfortunately, we have no way of incorporating this into the cost. Guests must complete this process, without doing so guests will not be able to park or use amenities at Laketown Wharf. Your Laketown Wharf reservation packet will include 2 parking passes and wristbands for the duration of your stay. These wristbands are how guests will access the amenities at Laketown Wharf. A link will be sent to your cell phone a week before your arrival to complete the check in process for your reservation packet. Upon arrival guests will pick up reservation packets in the main lobby of Laketown Wharf at the concierge desk. NOT RECOMMENDED: Guests can also wait until arrival to purchase registration packet at the concierge desk. However, guests should expect to wait in line to do so. PLEASE BE ADVISED: should you choose to wait until arrival, we the hosts have no control over this and cannot assist with long wait times or issues regarding reservation packets, this is all handled by Laketown Wharf. Please also be advised that upon rental you are agreeing to respect and follow all of Laketown Wharf's rules and regulations. A copy of this has been provided in the binder that is in the condo on the island countertop. ***If you are scheduled to arrive before your check-in time please communicate this with us before the day of arrival, we would love to help accommodate our guests as much as possible. Last minute notices make things difficult for all parties concerned and also creates confusion. Let us help alleviate the uncertainty and stress ahead of time.**** Age Requirement- Laketown Wharf requires guests to be 18 years or older to rent. All guests under the age of 18 must be accompanied by an adult. For the safety of all guests, the bunk beds do have a weight limit of 170 pds(no exceptions). We provide a startup supply of paper towels, trash bags, dish soaps, laundry detergent, and toilet paper. This should be enough to last a few days, guests will need to purchase additional supplies if they are staying longer. Walmart is conveniently located across the street. Additionally, we do provide beach towels!!! Laketown Wharf does not provide towels. The beach towels are located in a basket right by the front door. Please only use these towels at the beach, no other towels are to be removed from the condo. Colored wash cloths have been supplied in the condo to remove makeup, please do not use any white towels/cloths to do so.(It can be extremely difficult to get these stains out of white towels and clothes and we truly do not want to charge our guests to replace them). Additionally, there are trash chutes located on each floor to discard trash. ***Disclaimer: Please be aware of our coastal environment. This meaning that although it's a beautiful sunny day, other circumstances such as riptides and marine life are things to be cognitive of when enjoying our beautiful beaches. We have absolutely no control over these circumstances, they are apart of nature. Additionally, hurricanes are another thing to be aware of. Hurricanes are a natural disaster that we are notified and able to prepare for, with usually a weeks notice. We will communicate and work with guests that have reservations during this time, should this occur. WiFi can be unreliable and spotty being so close to the beach. However, we will do as best as we can to work with the Internet provider to fix any issues guests may have. ***Other things to be aware of: During the busy season elevators are in constant use and there can be a bit of a wait, this is completely out of our control. We provide this information so that our guests know what to expect prior to booking and to ensure that we are a good fit for our guests. Rest assured that any issues that may arise that are within our control, will be handled promptly. There is no "middle man/management company" in our operation and we take ensuring that our guests are accommodated and taken care of very seriously. We understand that making wonderful memories on vacation is so important, which is why we make our guests experience with us our top priority! Lastly, we have put together a binder for our guest's convenience (you will find it on the counter in the kitchen), inside you will find all the information needed for your stay at the condo, as well as recommendations for restaurants, bars, and activities to do in Panama City Beach, from the locals. Also included in this binder are informational pamphlets on the flag system for the beach. Our goal is to strive to make your stay a wonderful one!!! Please let us know what we can do to ensure that it is. Do not hesitate to reach out with questions and/or concerns, that's what we are here for! First of all, we welcome you to the emerald coast!! ****Additional Rules & Regulation**** There is a door keypad for convenient check in and out. We are here for you should you have any questions, concerns or requests during your stay, we are just a text, phone call, or short drive away. Please keep in mind that you are staying in a condo and not a hotel. If a problem arises, we will act as quickly as possible, but there is no repair/maintenance/cleaning crew available 24/7. Easy self-check-in with keypad. A Ring Doorbell camera has been installed. The camera only monitors the outside entrance. This has been installed for security purposes to ensure that there is no one unauthorized accessing the condo. No pets. If there are pets at the condo without permission, it will result in an extra cleaning $300 fee. Laketown Wharf does not recognize/identify emotional support animals as service animals, with this in consideration we respectfully decline to allow emotional support animals in the condo. Trained and certified service animals are the only exception to this rule. Service animals must have all up to date vaccinations, be house trained, and may not be left in the condo alone without prior permission to do so. Florida State Statue 413.08(9), States that any individual who knowingly and willfully misrepresents themselves as using a service animal and being qualified to use a service animal, commits a misdemeanor of the second degree. We will retain the right to hold all guests to this law and to also ask the guest to leave the premises if the guest is in violation. No smoking/drug use in the condo of any kind. Doing so will result in an extra $300 cleaning fee. We also retain the right to ask you to leave the premises. No parties. No guests. "No Guests" refers to any individual that is not on the reservation to be staying at the property. Discovery of any persons staying at the condo who are not listed on the initial reservation will be asked to leave and may result in cancellation of your reservation. Please treat our neighbors as if they were your neighbors. Noise complaints affect the property owner and will be dealt with promptly. Please be kind and respectful of the belongings in the condo. They were thoughtfully picked out and paid for with hard earned money. Additionally, we have provided a Pack N' Play with changing table at the condo for all guests to utilize if needed. The Pack N' Play is to remain in the condo at all times, no exceptions. Please treat with respect so that others may be able to utilize it as well. Guests that utilize Pack N' Play should never leave children unattended, doing so could result in harm, guests understand and accept full accountability upon use. Owners and Hosts are not responsible and/or liable for any injuries or deaths that occur with the use of Pack N' Play, this liability is rendered solely to the guests. Furthermore, children (any individual under the age of 18) must have adult supervision while in the condo, children are to not be left unattended. Do not allow children and/ or any individual to climb on balcony railing and do not leave children unsupervised on the balcony, doing so could lead to serious harm and/or death. Again, owners and/ or hosts are not responsible or liable for any injury and/or death that may occur from violation of rules. In addition, we welcome all, including families with little ones, but so everyone is aware, this condo does not have safety features such as outlet covers, corner guards, child locks, or any other child proofing for children. Guests with families are renting with full knowledge that this is not provided and they need to maintain constant supervision of children during their stay and are to never leave them unattended. The owners and host are not responsible and/or liable for any accidents, injuries, or worse that may occur should guests fail to maintain supervision of their children. Prior to departure, please remove all trash from the condo and place all dirty dishes in the dishwasher. We also ask that guests who have utilized the Pack N' Play, please thoroughly clean and pack away as you found it. Dirty dishes, trash left, or an excessive mess in the condo will result in an extra cleaning fee. Please keep food and drinks in the kitchen. We ask that you do not bring food and drinks into the bedrooms/ bunk beds to help prevent accidents. Bottled water is Okay but be mindful of damaging furniture. We ask this of our guests, so that we can keep bedding and furniture in excellent condition for all guests and avoid charging guests for any damages. Guests will be financially responsible for the replacement of any linen that is permanently stained during their stay, no matter the reason or cause. Guests are also responsible for any damaged or missing items. All linens are kept in immaculate condition without stains to provide guests with a clean and sanitary experience. A running inventory is kept on every single item in the condo and is checked after each stay. **** Pictures and a video walk through of all rooms and items are performed after each cleaning to prevent confusion regarding damages, missing inventory, and cleanliness of condo. This is done to protect our home and maintain a diligent visual record of the condo's condition prior to each guests check in. We inform our guests of this so that there's no confusion or question of the condition of the condo and/or any damages that may occur during a guests stay. We do not like charging our guests for damages and would prefer not doing so. Please if any accidents occur, notify us immediately and we can work through the issue from there. Honesty goes a very long way and we would much rather work through the issue together. The very last thing we want, is to find damages upon a guest checking out and have to charge them for it. If any of the rules listed above are violated or anything is damaged, we ask that you contact us immediately and prior to check out. Guests are responsible for any stained linen, damaged or missing items during their stay. If guests violate any rules, we will first communicate with the guest and try to resolve the issue directly. If the issue cannot be resolved, and further disruption or destruction occurs, the guest and/or guests will be asked to leave. We ask that all guests be responsible individuals, please do not attempt any horse play and/or irresponsible behavior that may result in injuries or death. Additionally, under no circumstance are owners and /or hosts and liability for all Injuries and/or deaths that may occur upon renting condo. Guests agree to all terms, rules, regulations and understand that upon rental of condo, guests wave all squatting rights and can be asked to vacate property at any time if terms, rules, and regulations are violated with forfeiture of any form of a refund. Please note, that all of this is to ensure that the condo is kept in excellent condition, so all guests have a clean, sanitary, safe, and beautiful place to enjoy their stay. Our goal is to give you and future guests the best experience possible by keeping this condo clean, safe, and in great condition for each guest. We want all guests to enjoy our beautiful beaches, vibrant city, incredible dining and of course, a little taste of southern hospitality.
