House Rules Respect the Property: Treat the home as your own. Keep all shared spaces clean and tidy. Damages beyond normal wear and tear will incur a charge. Do not Move Furniture Around: Moved furniture will result in a $150 cost incurred to you Garage is not accessible to guest: If the lock is tampered with or access is somehow gained a $500 charge will be incurred No Smoking: Smoking is strictly prohibited anywhere on the property, including indoor and outdoor areas. Evidence of smoking will result in a $200 cleaning fee. No Parties or Events: Parties, events, or loud gatherings are not allowed. Any violation will result in immediate eviction and a $500 fine. No Unauthorized Guests or Pets: Only approved guests and pets listed in the rental agreement are allowed. Unauthorized guests or pets will result in a $100 per-day fee and possible eviction. Do Not Tamper with Cameras: Security cameras are in place for safety. Tampering with or removing cameras will result in a $300 fee and termination of your stay. On-Site Oversight: The property manager lives across the street and has a clear view of the property to ensure compliance with house rules. Extra Charges for Violations: Any violations, damages, or rule breaches will incur charges to cover costs, including cleaning, repairs, or administrative fees. Quiet Hours: Quiet hours are from 10 PM to 7 AM. Any noise complaints may result in a $100 fine per occurrence. Trash Disposal: Dispose of trash properly in designated bins. Failure to do so will result in a $50 fee. Condition Upon Check-Out: The room must be left in the same condition as upon check-in. Excessive cleaning or damages will result in additional fees. Appliances and Utilities: Use appliances and utilities responsibly. Unnecessary overuse of utilities (e.g., leaving lights, water, or HVAC on excessively) may result in additional charges. Key and Access Management: Lost keys or access devices will incur a $75 replacement fee. Emergency Maintenance: Non-emergency requests outside of regular hours may incur an additional service charge.
